Description

  Our client, founded in 2004, has a successful track record of entitling, developing and constructing new mixed-use residential buildings in urban infill locations, often near major educational institutions.  As a vertically-integrated development, construction and asset management business, our client applies and leverages all business lenses together to produce successful projects, from conception, to delivery, and management beyond.  Successful completed projects in Toronto, Oshawa, Kingston, Barrie, Guelph and Miami, and eight more currently under development and construction in the GTA.

 Due to growth and success, our client is looking for a Director, Operations + Assets to join their team.  This is a strategic and impact role and the Director will work under the direction of the Managing Director, Head of Development, with a focus on the completion, stabilization and management of constructed rental assets, while being involved in most aspects of project development and delivery.

 

KEY QUALIFICATIONS

 • Degree or Diploma in Planning, Architecture, Engineering, Building Sciences, Economics, or equivalent

 • 10 + years of working experience in the asset management, project management, property management, project leasing, planning approvals or real estate sector

• Demonstrated experience and understanding in the leasing and management of student-focused rental assets and/or multi residential assets

• Demonstrated strong autonomy and leadership with minimal oversight in day-day work

• Demonstrated ability to manage complex processes with multiple stakeholders

 • Demonstrated excellence in managing a portfolio of assets both in stabilization, operations and improvement cycles

 • Strong technical skills, including a deep knowledge and ability to manage the real estate cycle including key drivers, KPIs, and acumen with financial review and analysis

• Excellent project management skills; including scheduling, budgeting, driving processes and meeting deadlines

 • Excellent verbal and written skills, with ability to analyze, summarize and present (to owners, to public) and act as ambassador

 • Excellent strategic, analytical, negotiation and problem-solving skills

• Highly proficient in MS Office Suite, project scheduling software (MS Project) and Adobe PDF/Bluebeam software • Professional Qualifications/Certifications would be an asset • Fully licensed driver with access to a vehicle for site visits and meetings

 MAJOR RESPONSIBILITIES

  Project Responsibilities Primary:

  •  Manage and drive successful project residential leasing, including Property Manager oversight, initial lease-up, stabilization and re-leasing

  • Manage and drive successful project commercial leasing, including Broker oversight, lease negotiation and tenant fit-out

  • Prepare annual plans, including leasing and marketing plans, rate plans, budgets, KPIs and narratives describing all for pre and post-stabilized assets

  • Prepare annual operating budgets including optimizing revenue and expenses to achieve NOI targets

  • Analyze and recommend key revenue assumptions and improvements, including residential, commercial, parking, and ancillary revenue sources

  • Analyze and recommend key operating cost assumptions and improvements to boost NOI

  • Manage turnover from construction to operations thru stabilization, including coordination of Pre Delivery Inspections (PDIs)

  • Manage development project closeout, including post-construction deficiencies, warranty administration, and securities release

  • Review, negotiate and recommend hiring of Property Manager

  • Manage the Property Manager, including leasing, operations and performance management

  • Conduct monthly financial reviews of operational assets

  • Provide regular reporting to Ownership, including on Annual Plans

  Secondary:

 • Prepare, manage and administer project budgets, including contract administration

 • Create and manage project schedules

 • Lead and manage scope and tender project requirements for consultants and FFE

 • Manage financial controls for the project (Cash flow, invoicing, cost tracking)

• Secure and coordinate completed building insurance for the project

• Secure take-out financing for the completed project for Ownership

 • Schedule appointments, meetings and travel as needed

 • Support capital calls as needed for (internal and external)

 • Manage and recommend direction on liens to Ownership

• Assist in due diligence and analysis for future potential projects

• Coordinate and manage Construction Managers

  

Department Level Responsibilities

  • Consolidate design and value engineering themes across projects with a focus on best-in-class long-term operations

 • Evaluate and advocate for operational improvements and systems to increase IRRs and NOIs

 • Act as a liaison and knowledge expert for Podium team with respect to design input for best-in class leasing and operations

• Maintain Master Scopes for Consultant and FFE tendering applicable to operations

• Represent DEV team/Podium at external events (training and networking)

 • Informally mentor junior DEV team staff working directly with you

• Drive and improve use of ESG-related reporting in asset performance
