Land Development Project Manager, Developer
Markham
Reporting to the Senior Director, Land Development, the Project Manager is responsible for the day[1]to-day execution of development functions, from project due diligence through building permit. The project manager will work closely with the senior management in execution of the key project deliverables.
Qualifications:
Post-secondary education in Planning, Engineering, Architecture, or related fields.
A minimum of 5 years of previous residential real estate development or design experience.
Microsoft Office (Word, Outlook and Excel, MS Project).
Knowledge of development process and planning / construction as it relates to development.
Team player with sound people skills.
Proven analytical, research and report writing skills.
Strong interpersonal, communication, and presentation skills
Responsibilities:
Conduct property research including: planning reviews (official plan, zoning, committee of adjustment, and urban design), property roll assessments, OMB/LPAT decisions, heritage status, parkland dedication, etc.
Coordinate the preparation of design reports and plans with the consulting team (FSR, SWM due diligence, environment, fluvial, geo-tech etc.)
Conduct review of project engineering plans and reports in support of Site Plan and Subdivision applications including Site Servicing and Grading design drawings, stormwater management reports, traffic, and noise studies, etc.
Manage the submission of complete development approval applications, including official plan amendments, zoning amendments, plan of subdivision, site plan, committee of adjustment;
Follow up, monitor, and manage the approval process re-submissions and liaising with the consulting team.
Responsible for the Clearance of Conditions of Draft Approval including detailed engineering design;
Participate during the construction phase of projects to implement the infrastructure servicing for active development projects.
Conducts site visits as required.
Participate with senior management in preparation of request for proposals, monitoring of project costs, and reviewing invoices.
Prepare project schedules, budgets, and cost estimates for various phases of the project including due diligence, planning approvals, engineering approvals and registration, and construction.
Monitor and report on relevant industry issues including city council, community council, committee and public meetings.
Prepare and update project status reports for Senior and Executive Management.
Participating in the training and development of younger staff within the development team (Project Coordinators and Students)
