Our client, a land developer and home builder that has been in business for over 30 years. They have land holdings and active projects throughout the Greater Toronto Area and specializes in large-scale, low-rise developments, transforming them from raw land into thriving communities. Due to growth and success, they have an immediate need for a Director (or Senior Project Manager/Engineer), Land Development.
Senior Land Development Manager/Engineer
Our client is seeking an experienced individual with an engineering background who has a thorough understanding of the low-rise land development process for large subdivision throughout the GTA and has experience managing multiple projects with the objective of minimizing project timelines and costs. This individual will manage the Project Manager and report to the VP, Development.
Duties and Responsibilities
Manage the preliminary engineering process up to draft plan approval including ability to critically review and understand impacts of various required studies and reports including FSR’s and SIS’s (or SWS’s)
Critically manage the detailed design process including meeting with and managing consultants and agencies
Detailed review of all tenders and RFQ’s as they relate to various site works to ensure Contracts allow for jobs to be completed smoothly
Manage the site servicing process including earthworks, site servicing, hydro and utility installation and landscaping
Visit sites to see field conditions and job progress
Review and approve invoices, change orders, PCs, and purchase orders
Monitor and ensure compliance with subdivision agreements, servicing agreements, permit conditions, etc.
Create and regularly monitor budgets
Create, monitor and update project schedules, trackers, and checklists
Help track outstanding securities and expedite reductions
Manage and liaise with municipal staff as needed
Ensure smooth relationship and coordination with housing staff and site personnel
Qualifications
Professional Engineer or similar with strong experience in large, low-rise residential subdivisions
Thorough understanding of subdivision design, methods, materials, costs, and timelines
Experience in managing and updating project budgets and schedules
Experience dealing with various agencies including municipal staff
Familiarity with various reports, studies, zoning, etc. involved in the approvals process and how each will impact specific projects
Familiarity with developer cost sharing groups
Logical thinker
Organized and proactive
Strong written and verbal communication
Works well with others
